As I said in my previous post, home inspectors are those certified to perform home inspections that have not only hours and hours of training, but a keen eye. They can perform home inspections, wind mitigation inspections or four point inspections. However, we will just stick to home inspections for today. A home inspections consists of a non-intrusive inspection of the homes main working parts, which include: the cooling/heating, electrical system, plumbing and roofing strucutre. The home inspector will move slowly along the house, taking note of any defective parts of the home. For example, walking through a doorway and noticing rotting wood could be a sign of a water leak or a future spot for termites to frequent. This would be noted by the inspector and jotted down in the report that will be presented to you at the end of the inspection. When it comes to the contents of this report, the inspector will list all details and important defects. These defects listed can help you judge the state of the home and figure out if the purchase is really worth it. I mean for the most part, you wouldn't want to spend a ton on a home, just to figure out in 5 years that it needs repairs. That wouldn't make owning a home too fun. Just remember be careful and take your time when purchasing a home. The house isn't going anywhere!
